What We Invest In

We buy income-generating real estate with a demand driver to which we can point. Three categories, all of them things we know how to operate.

Outdoor hospitality

RV parks, campgrounds and resort-style retreats, concentrated along travel corridors and near the lakes and parks people return to year after year. These are operating businesses as much as they are real estate: occupancy responds to how the place is run, what it offers and whether guests want to come back. That suits us, because improving operations is where we excel.

Lifestyle and residential communities

We focus on lakefront developments, destination resorts and premium rental communities in markets where people are actually moving. Waterfront and destination locations hold their value for a simple reason — the supply is limited. We look for sites where that scarcity is real rather than asserted, and where the surrounding market supports the community we intend to build or run.

Specialized real estate

Assets that do not fit a category but fit our discipline: unusual, well located, and built around a demand driver we can name. These are a smaller part of the platform and always will be. We take them one at a time, on the same evidence we would want for anything else.

Across all three, the test is the same: does demand exist without us, and can we run the asset better than it is being run today?
