These are operating businesses as much as they are real estate: occupancy responds to how the place is run, what it offers and whether guests want to come back. That suits us, because improving operations is where we excel.

Assets that do not fit a category but fit our discipline: unusual, well located, and built around a demand driver we can name. These are a smaller part of the platform and always will be. We take them one at a time, on the same evidence we would want for anything else.
Across all three, the test is the same: does demand exist without us, and can we run the asset better than it is being run today?
