Approach

MavFund is a holding company. We hold and build a portfolio of real estate—outdoor hospitality, lifestyle and residential communities, and specialized assets—and most of the value in what we hold wasn’t there when we bought it. It came from the work afterward. That is the whole thesis: buy carefully, then run the asset better than the seller did.

Who we work alongside

Our principals built and still run other businesses in this industry. Those companies are independent of MavFund — separate ownership, separate balance sheets, their own clients — but the experience runs both ways, and it is a large part of why we see what we see.

Blue Metric Group

Founded by John Cascarano, Blue Metric Group is an investment platform in outdoor hospitality. BMG acquires the assets and operates them under its own brand, Streamside Parks, with one set of systems and one guest experience across every property. One company owns, one brand operates — a structure we know well and watch closely.

Curated Capital

Curated Capital is a capital markets firm that arranges debt and structured financing for real estate operators, working directly with more than fifty lenders rather than through the usual approval hierarchies. Zackry Cooper serves as its Chief Growth Officer. That vantage point tells us where financing is actually available, and on what terms, long before it shows up in a market report.

Scale or Sell Consulting

Scale or Sell advises business owners on finance and operations, and takes them through the sale when it is time — planning, cash flow, analysis, and the mergers and acquisitions work at the end of it. Tom Broughton is its founder and CEO. Sitting on the owner’s side of that table, year after year, teaches you what actually makes an operating business worth buying, which is a useful thing to know before you buy one.

How we work

Research

We start with demand, not with a spreadsheet. Where do people actually travel, stay, and settle, and will they still do so in ten years? Travel corridors, lake and park destinations, and employment centers each have their own rhythm, and we buy where the fundamentals hold up through a soft year, not just a good one. We avoid markets we cannot reach, staff, and visit regularly.

Diligence

Every asset goes through financial review, physical inspection, and a written risk assessment before it joins the platform. We walk the property. We review permits, utility capacity, and service history, and we price the problems we find rather than assuming they resolve themselves. Most opportunities do not survive this stage, and that is the point: saying no early is cheaper than fixing a mistake for a decade.

Operations

We are operators, not allocators. Once an asset is ours, the work is capital projects, better systems, staffing, and amenities that guests and residents actually use. Our team has built, brokered, financed, and managed these properties, so we know which improvements repay the effort and which are decoration.

Stewardship

We favor durable improvements and sustainable practices over short-term extraction. Campgrounds and residential communities exist inside real places — the towns around them, the people who work in them, the shoreline or the woodland they sit on. Treating those well is not a marketing position; it is what keeps an asset worth owning in fifteen years.

The discipline is boring on purpose. It is also why we can describe what we own and how it operates without relying on frivolous adjectives.
